What is inside your report

Every Aura Auction Ready™ report delivers verified recent sold comparables, an evidence-based estimated market value, realistic refurbishment cost allowances, full acquisition costs (including stamp duty and auction premiums), and exit modelling for flip, BRR and BTL. We highlight key information and potential red flags identified during our preliminary review of the legal pack, key risk factors, and outline what still requires formal professional verification before bidding.

Reports also include purchase-price scenarios targeting 15%, 20% and 25% profit margins. Where appropriate, we compare two exit options: refurbishment within the existing layout, and a fuller refurbishment with an extension, subject to planning and feasibility.

Time matters at property auctions, but thorough analysis should not be rushed. We recommend submitting a property as early as possible before the auction date to allow sufficient time for research, analysis and, where included, preliminary legal-pack review. Availability and turnaround will depend on the property, documentation supplied and auction deadline.
